Costa Mesa is located in central Orange County near the coast and is surrounded by Huntington Beach and Santa Ana to the north and northeast, Newport Beach to the west and south, and Irvine to the south and southeast. Costa Mesa is located where the 405 and 55 freeway meet and also where the 73 Toll Road intersects both.
Costa Mesa is a city with a population of almost 120,000 people and has grown from an agricultural center since its incorporation in 1953 to a vibrant community based on retail, commerce, and light manufacturing today. Costa Mesa is most well-known today for South Coast Plaza located off the 405 freeway at Bristol, which is one of the most popular malls in Orange County and one of the top ranked ones in the U.S. in terms of sales backed by its 320+ stores. The area surrounding South Coast Plaza, which includes many commercial highrises, restaurants, and Pacific Amphitheatre, is better known as South Coast Metro and as of the early 2000s has seen some urban midrise and highrise residential developments completed and others put into future planning stages. Costa Mesa also includes over 25 parks, one municipal golf course, two libraries, and is home to the Orange County Fairgrounds, which hosts the annual Orange County Fair in summer as well as various events throughout the year.
Costa Mesa real estate consists of nearly 40,000 households spread amongst single family homes, condos, mid-rises, high-rises, and apartment complexes. Much of Costa Mesa was built out from 1960-1980 and some newer developments have come about since, specifically some of the new urban developments in the South Coast Metro Area. Costa Mesa condos start from the $200,000s on average and single family homes from the $300,000s up to a small percentage above $1 million. Costa Mesa is one of the more affordable communities in Orange County that is directly located next to coastal communities.
Costa Mesa is a part of Newport-Mesa Unified School District and consists of two high schools, two middle schools, and numerous public elementary schools. Costa Mesa has various private schools and is also home to higher education institutions, such as Orange Coast College, Vanguard University, Whittier Law School, and National University. GreatSchools.org ranks Costa Mesa schools based on test scores as a 5 out of 10 and this site also provides parent reviews of schools as well to assist in making an informed decision.
