Covenant Hills in Ladera Ranch
Location

The Covenant Hills neighborhood in Ladera Ranch is located off Antonio Parkway and Covenant Hills Drive.  Covenant Hills real estate is most easily accessed from Interstate 5 and heading east off Ortega Highway to Antonio Parkway and then heading North.  Covenant Hills can also be accessed off Crown Valley Parkway to Antonio Parkway, head South, and then right into Covenant Hills.

Features and Amenities

Covenant Hills is a guard gated community and is very secluded in the southern part of Orange County.  Covenant Hills residence enjoy access to the Covenant Hills Clubhouse will grants access to a community pool, tennis courts, community center, and much more.  In addition, living in Covenant Hills grants all residents access to all Ladera Ranch amenities through the homeowner's association, including other community pools, tennis courts, waterpark, tennis courts, and much more.  Covenant Hills, like the rest of Ladera Ranch, features numerous hiking and biking trails.
 
Covenant Hills is a community of primarily single family homes and custom homes, many of which feature high-end upgrades such as granite counters, stainless steel appliances, upgraded flooring and window coverings, and many of which are located on large lots with hillside views towards Ortega, ocean views to the southwest towards Dana Point, and/or sunset views to the west. 

Schools

Covenant Hills is served by Capistrano Unified School District and students either attend Oso Grande Elementary School, Ladera Ranch Middle School, or San Juan Hills High School.  Ladera Ranch and surrounding communities also offer a variety of private schools from preschool alll the way through high school.  All of these schools, both public and private, and related rankings based on test scores and parent reviews, can be viewed in our Ladera Ranch School section.

HOA & Property Taxes

Covenant Hills like Ladera Ranch, is subject to a general community homeowner's association dues (HOA) of approximately $200 per month.  In addition, Covenant Hills residence also pay around another $100 per month for the Covenant Hills HOA which helps to pay for living in a guard gated community and access to the exclusive Covenant Hills Clubhouse. 

Covenant Hills homeowners also pay Mello-Roos tax on top of California's 1% base property tax rate, and this results in the average homeowner having an average effective tax rate around 1.4-1.7%.
